Beautiful houses, awful access

Kings Heath and Moseley are almost entirely Victorian and Edwardian terraces and villas, and those houses were built before anyone owned a car, never mind a three seater corner sofa. That combination produces a very specific set of problems and they are all about getting things out rather than deciding what goes.

  • Narrow hallways with a tight turn at the bottom of the stairs
  • Cellars under nearly every property, usually full, usually with steep steps
  • No off street parking on most streets, and permit schemes on some
  • Long back gardens, so garden waste is a hundred foot carry before it reaches the van
  • Converted lofts reached by a staircase that was fitted as an afterthought

We break furniture down, and we do not charge you extra for it

The sofa that came into a Kings Heath terrace in 2009 very often will not come out whole in 2026, because the front door has been replaced, the carpet is thicker or somebody boxed in the bannister. We bring the tools to break things down on site and we assume we will need to.

Some firms use that moment as leverage to renegotiate on your doorstep. We price it in from the start.

Tell us about parking when you book

This is the one thing that genuinely changes a job round here. We need somewhere to put a Luton van for an hour or two within carrying distance of your door.

If your street is permit only, or full from 8am, say so. We will pick a time that works rather than turning up mid afternoon and circling the block while the clock runs.

Cellars

Almost every property here has one and almost all of them have thirty years of things in them. Paint tins, old furniture, bikes, boxes of paperwork, the previous owner's belongings. Everything comes up by hand and there is rarely space to stage it at the top.

Worth knowing: we cannot take old paint tins, oils or chemicals, which cellars are absolutely full of. We will take everything else and tell you where the rest needs to go.

Garden waste from long gardens

The gardens here are narrow and long, so a pile at the bottom is a serious carry before it reaches the road, and often the only route is back through the house. We bring sheets and we carry it through. Mention the distance when you ask for a price.

Prices start at £120 for a quarter load and £200 for a half load. Full list here.

Questions

Kings Heath & Moseley questions

Which areas does this cover?

Kings Heath, Moseley, Balsall Heath, Stirchley, Billesley and Hall Green. B13, B14 and the edges of B12 and B28. All of it terrace and villa territory, and all of it awkward to park in.

There is nowhere to park on my road. Is that a problem?

It is the single most common issue we deal with round here and it is manageable. We need somewhere to put a Luton for an hour or so, ideally within carrying distance of your front door. If your street is permit only or genuinely full at all hours, tell us and we will pick a time of day that works rather than turning up at four o'clock and circling.

Can you get furniture out through a narrow Victorian hallway?

Usually, and where we cannot, we break it down on site. Victorian terraces have narrow halls, tight stair turns and often a boxed in bannister. Sofas and wardrobes that went in twenty years ago frequently will not come out whole. That is a normal part of the job for us, not an excuse to add money on the day.

Do you clear cellars in Moseley and Kings Heath?

Yes, constantly. Almost every Victorian property round here has one and almost all of them are full. Narrow steps, low headroom and no lighting, so allow more time than the volume suggests.

What about the long back gardens?

Very common here and it means carrying distance. Garden waste, old sheds and rotten decking from the bottom of a hundred foot garden is more work than the same pile at the kerb. We factor it in when we quote rather than after.
