Goods left behind by a departed tenant remain their property. Binning them straight away can leave you liable for their value, and it happens to landlords more often than you would think.
The Torts (Interference with Goods) Act sets out a notice procedure: serve written notice, allow a reasonable period, keep records, then dispose. If the items look like they have real value, take advice first.
Practically, we can clear the property and hold the goods rather than tipping them if you need the notice period to run. Just tell us that is what you need.

Can I just throw out what the tenant left behind?
Not immediately, and this catches landlords out constantly. Goods left by a departed tenant are still their property, and disposing of them without following the correct process can leave you liable for their value. How quickly can you turn a void around?
Same day or next day for most flats and small houses. Void days cost you more than the clearance does, so speed is usually the whole point. Tell us the deadline and we will tell you honestly whether we can hit it.
Do you provide photos for the property file?
Yes, as standard. Before and after photographs of every room plus the waste transfer note, sent over the same day. That is usually everything a property file or a deposit dispute needs.
Can you go in on key access without me being there?
Yes. Most of our agent work is key access or keysafe. We agree the price and what is staying beforehand in writing, then send photographs when it is done.
Can you invoice the agency rather than take card on the day?
Yes. We invoice businesses properly with the transfer note attached.
Do you do carpets and white goods as well?
Yes. Carpets, underlay, curtains, blinds, light fittings, white goods and anything else that is not staying. Just tell us what is being left in place.
