What a house clearance with us actually involves
You point at what is going. We carry it out, load it, sweep the floors and take it away. That is genuinely the whole thing from your side. No bagging up beforehand, no dragging wardrobes down the stairs, no trips to the tip.
We work room by room so nothing gets missed and nothing gets taken that should have stayed. Lofts, cellars, garages, sheds and the cupboard under the stairs are all included unless you tell us otherwise, and those are usually the parts other companies quietly leave behind.
The four jobs we get called out to most
Probate and bereavement clearances
Clearing a parent’s house is not a normal job and we do not treat it like one. We go slowly, we set aside paperwork, photographs, jewellery and anything that looks like it matters, and we check with you before anything questionable goes in the van. If you cannot face being there, you do not have to be. We will photograph as we go and send them over.
End of tenancy and void clearances
Tenant gone, property full of what they left behind, and a new let waiting. We clear it, sweep it and give you photos and a transfer note for the file. If you manage a portfolio across the West Midlands we can set up a standing arrangement so you are not re-explaining the job every time.
Downsizing and decluttering
Moving somewhere smaller, or finally dealing with thirty years of accumulated stuff. This is often a part clearance rather than a full one, which is fine. We only take what you point at.
Hoarded and heavily loaded properties
These take longer, need more loads and sometimes need protective kit. They are also the ones where the difference between a proper quote and a doorstep guess is hundreds of pounds. Send photos, even bad ones, and we will price it honestly. More on hoarded property clearances.

What we cannot take
Asbestos in any form, paint tins, oils, solvents and chemicals, gas bottles, fuel cans, clinical or medical waste, and tyres. These need a different licence and a different disposal route. Ring us anyway and we will point you at the right place, it costs you nothing to ask.
The bit most companies never mention
Under the Environmental Protection Act you have a household duty of care for your own waste. In plain English: if you hand your rubbish to somebody who fly tips it, and the council traces it back to you, you get the fixed penalty, not them. Birmingham enforces this and has taken fly tippers to court.
So before you let anyone load a van, ask for two things. Their waste carrier registration number, which you can check free on the Environment Agency register in about thirty seconds. And a waste transfer note for your job, which is the receipt proving where your waste went.
We are a registered waste carrier and we issue a transfer note for every single job, without being asked. If you are a landlord, an agent or a business, keep it. If you are a householder, it is still worth having.
A quick sanity check
If somebody quotes you a price that seems far too good, ask where the waste is going and what the tip fees are. Tipping costs real money. A price that does not cover it usually means the load is going into a lay by somewhere, with your name still on the envelopes inside it.
What changes the price
Four things, and nothing else.
- Volume. How much of the van it fills. This is the big one.
- Weight. Rubble, soil and tiles cost far more to tip than a van full of bedding.
- Access. Ground floor with a driveway is quicker than a third floor flat with no lift and a shared stairwell.
- Awkward items. Fridges and freezers have to be handled separately under WEEE rules, and pianos are pianos.

House clearance questions
How long does a full house clearance take?
A one bedroom flat is usually half a day. A three bedroom house with a loft and a garage is normally a full day, sometimes two if it is heavily loaded. We will tell you which when we quote, because turning up with the wrong amount of time is how jobs get left half done.
Can you do a probate clearance before the estate is settled?
Yes, and we do a lot of them. We work with executors, solicitors and families who are often dealing with this from another part of the country. We can hold off on anything you are unsure about, photograph items before they go, and set aside paperwork, photographs and anything that looks personal rather than binning it.
What happens to things that still have value?
We will tell you if we spot something worth keeping or selling rather than quietly taking it. If you would rather items went to a charity or a reuse shop we will do that too. Birmingham Hospice and several local charities take furniture in good condition.
Do you clear hoarded properties?
Yes. These need more time, more bags and usually more than one load, and occasionally they need PPE. There is no judgement from us, it is a job like any other. Send photos if you can, or ring and describe it, and we will quote it properly rather than turning up and doubling the price on the doorstep.
Can you clear a property for an end of tenancy?
Yes. Landlords and letting agents are a big part of our work. We clear the property, sweep it through and can send you before and after photos for your file along with the waste transfer note.
Do you take the carpets and curtains too?
Yes. Carpets, underlay, curtains, blinds, light fittings and anything else that is staying behind. Just tell us what is going and what is not before we start.
