No judgement, no commentary
If you are reading this because of a family member, or because you are a landlord who has just opened a door and stopped in the hallway, the first thing worth saying is that we have done these before and we will do them again next month.
Nobody on our van is going to make a face, make a remark or tell anybody about it afterwards. It is a job. A slower and heavier job than most, but a job.
Why these cost more, and why an honest quote matters
A heavily loaded three bedroom house is not the same job as a normal three bedroom house with more stuff in it. It is two or three times the labour hours, usually several van loads, and there is often no clear floor to stand on while you work.
This is exactly the kind of job where a firm quotes low over the phone, arrives, looks around and doubles the price while you are standing there with no other options. We are not doing that to you. Send photographs, even bad ones taken from a doorway, and we will give you a real number up front.

Paperwork, photographs, cash, jewellery and documents turn up constantly in these properties, often inside things nobody would think to check. Anything of that sort gets set aside in one room for the family to go through rather than going in the van.
It is slower. It is also the entire difference between a clearance and a skip filling exercise.
Where we stop
We are equipped for heavy dust, damp, mould, rodent droppings and general filth. We are not a specialist biohazard or trauma cleaning company. If there is human waste, sharps or anything needing genuine decontamination, that requires a different licence and different training, and we will tell you plainly and point you at someone who does it.
We would rather lose the job than take it on badly.
If somebody is still living there
These are the hardest ones and the ones where rushing does most damage. Where the person is still in the property we work at their pace, check before things go and accept that some things are not going today. That takes longer and we price it that way.
If you are the family member organising this, it is worth knowing that a clearance done against somebody's will very often ends with the property refilling within a year. Going slower usually works better.
What it costs
Priced from photographs rather than by room count, because room count tells you almost nothing on this kind of job. As a rough guide, expect a heavily loaded property to sit well above the standard clearance prices of £220 for a flat and £380 for a two to three bedroom house, and to need more than one load.

Will you judge the state of the property?
No. We have seen it before and we will see it again. It is a job. Nobody on our van is going to comment, take photographs for anything other than the record, or tell anyone about it.
Do you clear properties with hygiene issues?
Up to a point. Heavy dust, damp, mould, rodent droppings and general filth are all normal for us and we come equipped for it. What we are not is a specialist biohazard or trauma cleaning company. If there is human waste, needles or anything requiring specialist decontamination, that is a different licence and a different firm, and we will tell you straight and point you in the right direction.
Can the person still living there be present?
Yes, and often it is better that way. Where somebody is still in the property we go at their pace and check before things go, rather than clearing around them. It takes longer and we price it accordingly, but forcing the pace on these jobs does not end well.
How do you make sure nothing important gets thrown out?

Do you work with social services or landlords?
Yes. We do work referred by family members, landlords, housing associations and occasionally social workers. We can invoice an organisation and provide the paperwork it needs.
